Trump Tower Belgrade: A Controversial Development Unfolds in Serbia

The Trump Organization, which is in partnership with Abu Dhabi developer Eagle Hills and Jared Kushner’s private equity firm Affinity Partners, has launched a massive real estate endeavor in Belgrade, Serbia. The goal of the project, Trump Tower Belgrade, is to transform the former Yugoslavian Ministry of Defense site into a high-end mixed-use development. The large project comprises 1,500 luxury residential units and a 175-room hotel with the Trump brand. This is an economically and politically pivotal project, with the Serbian government having granted a 99-year lease on the site. Funding for Trump Tower Belgrade has become the subject of analysis across the globe. Affinity Partners, Jared Kushner’s private equity firm has attracted huge investments from sovereign wealth funds, including $2 billion from Saudi Arabia’s Public Investment Fund (PIF), $1.5 billion from the Qatar Investment Authority, and funding from the United Arab Emirates. This has enabled Affinity Partners to acquire assets worth $4.6 billion and establish it as a significant player in the global private equity industry. However, the way of getting this funding has been quite difficult. Saudi Arabia’s PIF at first expressed concerns about Affinity Partners, calling it “inexperience” and “excessive fees.” Despite these objections, Crown Prince Mohammed bin Salman personally stepped in and, disregarding the advice of the advisory committee, approved the investment. But this intervention has sparked criticism and raised questions of whether some foreign governments are attempting to purchase influence over U.S. political figures.
